Understand occupancy, ADR, RevPAR and guest service metrics with consistent denominators.

Rooms and revenue

Occupancy = occupied room nights / available room nights. ADR = room revenue / occupied room nights. RevPAR = room revenue / available room nights. State whether complimentary rooms and out-of-order rooms are included.

Guest request performance

Average response time = total minutes from receipt to first response / number responded to. Completion rate = completed requests / total requests. SLA compliance = requests completed within policy target / eligible completed requests.

Labor and productivity

Labor cost per occupied room = eligible labor cost / occupied rooms. Separate cost allocation between departments and explain shared staff overhead.

Use trends, not isolated targets

Track changes across the same period definition, similar service mix and seasons. A ratio by itself cannot prove operational quality.

Take action

Pick a small metric set, define its owner, verify the source weekly, and connect observed changes to scheduling, handoffs or service demand.

A practical next step

Choose one workflow, document your current numbers, clarify who owns the next action and review the outcome at a weekly operations meeting. Avoid interpreting generic ratios as universal benchmarks.
